Invest in

Freedom Development is dedicated to sourcing and evaluating the most promising multifamily real estate deals available for acquisition in our markets. 

We provide equity and mezzanine financing to experienced regional sponsors on a deal-by-deal basis. Generally, we seek to purchase older, established multi-family properties that are near expanding employment centers and convenient to transportation, recreation areas, entertainment, shopping, and dining facilities. Our properties generally feature strong current cash flow, access to public transport, and proximity to U.S. government agencies and private sector businesses.

Acquisition Strategy

Our investment strategy is to work in partnership with a stable of highly experienced regional sponsors that provide diversified deal flow, strong local market knowledge, and detailed property management expertise. We provide cash equity on a deal-by-deal basis to ensure flexibility and control. We target geographic locations with growing populations and diverse economic job centers. Overall, our goal is to improve the physical and operational standards of every asset we own to provide a comfortable and clean place for people to live.

Investments

Freedom Development is dedicated to investing in the Greater Washington, D.C. metropolitan area.

Since 2010, we have acquired commercial real estate properties with the goal of earning above market returns in a highly stable market bolstered by excellent rent growth and employment opportunities. We seek out value-add urban infill properties that have aged as the urban fabric and means of transport have modernized and developed around them. Oak Knolls

June 6, 2016

Acquired from the builder’s family, this 110-unit apartment complex in Fairfax, Virginia presented both a sizable re-development opportunity and a tax ball of wax. Working with our investment partners and advisors, we re-positioned and then sold this urban infill site to Pulte, which turned the 1960’s property into a modern condominium and townhome complex.

Infinity Apartments

June 6, 2016

Persistence paid with this acquisition. Located on an arterial road leading to the Pentagon and downtown Washington, D.C., we acquired this property of 217-units when competitors failed to maintain pricing discipline and fell-out, allowing us to execute quickly due to our on-hand cash and rapid evaluation abilities.

Dominion Towers

October 7, 2016

Dominion Towers was a 1031 acquisition made in 2017. The property of 330 units is exceptionally well located near the U.S. Pentagon and Rosslyn business district in Arlington, Virginia. Well maintained and appointed, Dominion Towers is an example of the ideal Freedom Development property, featuring strong cash flow, public transport access and long-term capital appreciation ability.

Sacramento Center

July 7, 2016

A commercial shopping of 86,000 square feet, Sacramento Center provides retail space near Fort Belvoir along the heavily trafficked Route 1, with easy access to the City of Alexandria as well as Washington, D.C.

Fairmont Gardens

August 20, 2018

Sitting on 30 acres of land in Annandale, Virginia, Fairmont Gardens provides 388 units of affordable housing in Fairfax County, Virginia along one of the primary roads of Northern Virginia. Acquired in 2017, the property adjoins a commercial center and provides plentiful surface parking as well as a bus stop at the entrance.

Timber Ridge

December 12, 2022

Located 45 minutes from Washington, D.C., Timber Ridge is a rental townhome community of 147 units in the thriving submarket of Fredericksburg, Virginia. The property offers convenient accessibility to Northern Virginia’s top employers and is centrally located near restaurants, shopping and entertainment.
