Our Approach

Complementing our acquisition program, Freedom Development provides capital to experienced local developers who seek funding for townhome, condominium and apartment developments. Our decision making process is efficient and responsive, allowing developers to know our decisions without loss of time or expense while applying a strict criteria to assess proposals.

Development Strategy

Freedom Development provides equity and mezzanine financing for ground-up development projects. With a focus on rental housing investments, Freedom Development identifies opportunities in growing, supply-constrained markets that are capable of generating significant long-term returns on investment. We collaborate with trusted developers and operators to fund and oversee the design and construction processes of single- and multi-family housing. Once completed, we may sell or remain to oversee lease-up, locking in rental revenue to ensure long-term revenue generation. We are proponents of covered-land plays and can acquire assets outside the housing sub-sector for re-development into apartments, condominiums, or single-family homes.

Investments

Freedom Development is dedicated to investing in the Greater Washington, D.C. metropolitan area.

Since 2010, we have acquired commercial real estate properties with the goal of earning above market returns in a highly stable market bolstered by excellent rent growth and employment opportunities. We seek out value-add urban infill properties that have aged as the urban fabric and means of transport have modernized and developed around them. Abingdon Place

February 2, 2019

For this particular project, we joint-ventured with local homebuilder, Madison Homes, to build 19 townhomes at the entrance of Old Town, Alexandria in Virginia. It’s a great example of our commitment to delivering quality development projects with an experienced local home builder that we have known for years.

The Rutherford

June 17, 2022

Freedom Development provided a portion of the equity stack to finance the pre-development process of The Rutherford, a 350-unit multi-family project in Alexandria, Virginia. The property will offer indoor and outdoor amenities including community rooms, bar-b-que areas and approximately 2,000 square feet of reserved community space. The current design includes 25 units at a 60% affordability level.
