Product Type

For acquisitions, Freedom Development seeks out primarily Class B, multi-family properties and retail centers with covered land play or other value-add opportunities. For development, we seek urban infill sites for the building of multi-family or townhome projects.

Target Return

Freedom Developments seeks a multiple of two or more on its investments or approximately a 20% internal rate of return.

Location

The geographic target of our investments is the Washington, D.C. metropolitan region, with most target properties within a thirty-mile radius of our offices, including Northern Virginia, Maryland, and the District of Columbia, an area that accounts for six of the ten wealthiest counties in the U.S.A.

Income

Our target properties typically generate significant current income and hold strong value-addition potential through renovation or re-development.

Value Play

We target multi-family properties that are available at a discount to construction costs, have some physical or financial distress, and require capital improvements.
